.jpg) In accordance to the latest data of a UAE real estate website - Propertyfinder.ae, Dubai Marina district in Dubai (UAE) is still the most desirable for residents, who look for a property for rent or purchase. From October to December of 2009 the number of online buyers of real estate in Dubai Marina was 16,2%, while requests for rent were - 18,2%.
Another popular project for property buying became Jumeirah Lake Towers. Queries on it reached 14,3%, and other requests for such projects such as the Palm Jumeirah and Jumeirah Beach Residence amounted to 11,8% and 8,4% respectively.
Springs district improved its position in comparison to the third quarter of last year, as it climbed up to the fifth position in the fourth quarter and became the fifth popular district for online requests.
Business Bay, Old Town, Jumeirah Village Triangle - are other projects, which have generated an interest among online customers.
These results were obtained after an analysis of 400 thousand unique visits at Propertyfinder.ae in the fourth quarter of last year.
The second most popular project after Dubai Marina, became Jumeirah Lake Towers. The requests for it amounted to 10,6%. Palm Jumeirah and Discovery Gardens are right behind it.
The International City district, which is one of cheapest rental accommodations in Dubai, dropped down seven positions as compared to the results of the third quarter. Only 3,8% online requests were placed on it.
The price range for buyers of real estate remains relatively "flexible". The greatest quantity of online requests, however, was fixed when searching for real estate amounting to 1.5 million dirhams ($409.836), only 12% of online buyers were looking to purchase property at the price of 2.5 million dirhams ($683.060).
Tenants have demonstrated more modest financial resources. Thus, site data showed that six highest rates for housing rental were below 100 thousand dirhams ($27.322) per year. About 13,4% of requests were made in search of a price not higher than 50 thousand dirhams ($13.661) per year.
Regarding preferences when buying real estate, more than half of potential property buyers were looking for a flat. The most popular type of flat in the fourth quarter remained a two bedroom flat. About 34% of buyers preferred houses and only 2% were looking for townhouses to buy.
Tenants were also interested in renting apartments. Only 1.1% of online requests had been addressed to renting villas. The interesting fact is that searching online to rent townhouses are higher than online searches for purchase of them, and make up 21,5% of search queries.
